What NOT To DO When Selling Your Home

Since the day you decided that it is time to move on, sell your home and make a fresh start in a brand new house you have been thoroughly researching everything you need to do.

However, while you might be well informed about everything you should be doing, do you know what you shouldn’t? The process of moving house is stressful enough, without you adding extra, unnecessary stress that could easily have been avoided.

So, before you begin, here’s what NOT to DO when selling your home:

Waste time

Traditionally the housing market has been based on seasonal trends, with many people waiting until spring because they believe this is the best time for their home to sell. But, waiting is actually something you shouldn’t do. Why? Well, there really is no reason to wait, and actually if everyone were to sell their home in spring you could struggle against all the competition.

In fact, there is no reason to wait more than a week if you are looking for a quick move. You know when you have set your mind on something and wish you could just click your fingers and it to all be done – well, when moving house, you almost can, if you want to. Take We Buy Any House, for example, you can simply fill in the valuation form on their site and they will make you an offer within 24 hours.

Ask for too much

Don’t ask for too much when it comes to the price of your property – this could slow down the sale and put potential buyers off. If you ask for too much, people will assume you aren’t serious and perhaps you’re not – maybe the emotional attachment you have to your home is making you apprehensive about it actually selling.

But, if you are serious then ask the experts for advice when it comes to pricing and listen to it. If it seems low or you are still unsure – ask for a second opinion.

 Go for the lowest price

However, whilst you don’t want to ask for too much, you also shouldn’t go for the lowest price. It may be tempting to accept a low offer simply to sell your home and be able to move on quickly – but ultimately you could lose out on a significant amount of money.

Leave it messy and dirty

If your house is dirty and messy this is a poor reflection of you and your home, particularly as the clutter will make it seem small and dark. You don’t want it to look like a show home – but you should tidy away the mess and ensure that it is clean.

Decorate it to your taste

You may want to decorate your home to increase the chances of its selling and perhaps even its value. This is a great idea – however, what you shouldn’t do is decorate it to your taste. You want the potential buyer to be able to imagine themselves living in your home – so use neutral colours that they won’t feel the need to instantly decorate over and enable them to picture themselves living there.

So just be aware, whilst there is a lot you should be doing when selling your home, there is also plenty you shouldn’t! Bear these things in mind and enjoy a quicker house sale when the time arrives.
